Loved my one night stay here. Will definitely stay again for my next visit! Stayed over while visiting UNH. Very close to campus. Stayed in the converted historic carriage house. Feels like a quaint B&B. Breakfast was included, had great options. Ella and Robert were both very helpful.

The room was a chaming rustic design with large wood ceiling beams. It was very clean and copy. The staff was friendly and helpful. The included breakfast had a multitude of choices that were excellent.

Lovely historic inn up on a hill. The room we had was on the third floor of the carriage house (very easy walk up), and had a full wall of windows with a gorgeous view. Very comfortable bed, spacious room & bathroom. Would definitely stay again in the future.

Had dinner at the tavern last night. Extremely disappointing. Very overrated and expensive. It must have been good at one time but not now. Service was great but with such a limited menu you would expect everything to be perfect. The fried ravioli was drastically overcooked and salty and did not come with marinara sauce. The fried shrimp were also very salty. The coleslaw tasted like it was made with spoiled mayo. A waste of $100.

This is our third time dining here. We saw they were on the fall Portsmouth Restaurant Week lineup so we figured we would try it again. We had reservations for the three of us (wife, daughter, and myself) at 6:30pm Friday night. We arrived a little early (6:20) and were seated immediately. They weren’t overly busy when we were seated so we thought it was odd that it took 15 minutes for anyone to talk to us. We placed our drink order and the three of us ordered off the restaurant week menu. It’s was OVER AN HOUR before the food was brought to the table. The manager came over at one point and apologized saying something about “thanks for your patience, guys, I know it shouldn’t take six hours for a salad to come out!! The food itself was a joke. I had planned on getting the Jefferson Fried Chicken…I’d gotten that both times before…but when my daughter ordered the New England Pot Roast, I caved and ordered that. Another mistake. They both came out with dry meat on top…obviously not slow roasted in-house. The few chunks of meat I had were either too fatty or just dry as a bone. It was thrown on top of the mashed potatoes and the slices of carrots thrown beside it. Presentation hadn’t entered the chat yet. My wife’s Stuffed Acorn Squash was literally one small squash stuffed and thrown on a plate. Nothing else on the plate. Zero presentation. In the end, we thought they’d comp us something, but nope. I left the waitress $30 and will never go back.

Went there for a nice Valentine's date. Charming and low lit. Kind of disappointed with the Prime Rib special. We listened to irritating static with faint music in the background the whole time we were there. Very quaint inn and restaurant. In this technical age, would be pretty easy to pipe in some nice instrumental background music. We asked if they could just turn it off altogether.

EDIT INCLUDED BELOW! If you run into any issues don't expect staff to make it right.
As much as I appreciate the grounds, which are lovely, I can't look past the lack of care for guest experience.
We were placed in a room that I didn't ask for. I booked months in advance for a room I wasn't given. When I brought it up I was told the room I was given was bigger. No apology, no trying to make it right. Lindsey never noted what I'd asked her to note which was a specific room.
We had a howling dog at night and very early morning. And if you're in room 9 you're next to a staff utility area and expect NOISE.
Bathtub had black mold.

I won't be coming back.

Edit: I did get a response. It was after posting this review. It was *after* posting a public review.

The room *with black mold in the tub* was visually beautiful.

I did get a deposit refund.

I did not edit til close to two months later.

I would like to thank you so much for the candid and open response 2 months later. Seems ethical. V mature. Looks like my issue is more of a systemic problem.

Still won't patron again.

Three Chimney's Inn was the venue for my grad school graduation party. We had a wonderful time! The food and service were terrific. The ambiance was cozy and perfect for a December graduation. I highly recommend.
