The Dunes has a great location for beach and parking. The rooms were clean, and the breakfast bar was good too.|Word of warning: It was super expensive and if you are going to spend that much money, be aware that there are smokers and lots of alcohol outside on every level. For over $1200. for two nights (two rooms) there was just too much alcohol and cigarette smoke drifting everywhere, as well as arguing in the next room for that kind of money.

So convenient for the beach. It's right across the street. Breakfast is included. Rooms aren't fancy, but nice enough. Staff has always been nice. We've stayed several times.

We have stayed for many years. Sometimes just the two of us, other times up to 20 family members. Jenness Beach is a total Gem. The location north of Hampton Beach is quiet with so much less traffic and “retail”. The only thing that’s changed over the years is the RUDENESS of some of the staff. There is no reason to be RUDE to your customers. The front desk was more of an ANTI-RECEPTION! Felt like we were wasting their time. So Sad!

Another summer vacation well spent at the Dunes Motor Inn! This was our fourth year coming here and we’re already booked for our fifth. Every part of the stay was great, from check in to check out. The breakfast as always was wonderful, with the homemade lemon cranberry muffins. Thanks again to the Dunes family, we’ll see you in 2025!

We've visited every year past 5 years and love it can't get any better or closer to such a nice clean beach at jenness in rye. This place has clean rooms awesome seafood and variety in the resturaunt strong drinks in the bar and clean pool. Amazing views and beautiful sundeck overlooking beach and state protected pond with many different wildlife. Breakfast is awesome but also 2 other cafes/pizza shop within steps of the hotel. The staff is so friendly and accommodating. Very clean pool and very affordable highly recommended for families, couples or friends anyone looking for a nice getaway. Private parking too.

We booked based on its location across the street from our favorite NH state beach. We were not disappointed! The room was clean and the view from the balcony allowed us to enjoy the awesome sunrise. The room had everything we needed and the staff were great! We’ll definitely visit again and make it a part of our sea coast adventures for years to come!

Our second time at the Dunes (last time 2018) and it didn't disappoint again. It's just a fantastic location with the state beach across the street, Portsmouth to the north, and Hampton Beach to the south. On-site pool was perfectly clean. We had the free morning coffee and juice but otherwise bought delicious breakfast sandwiches next door. Treated myself to the lobster bake for dinner one night: chowder, corn on cob, 1.5 lb. local lobster, and about 20 steamers for $30 (market price that day). The rooms are no frills but clean. This is an old-school place, but that's part of its appeal. Well run and friendly, in our experience. We'll be back.

I loved staying there. The owners are great, and the place is so clean & comfortable. Love that is has complimentary breakfast. Perfect place to stay with a nice clean pool plus it is right across from the beach with the surf shop/cafe attached is so convenient for food. Been coming here for many years & will continue to do so.
