EDIT #1: to everyone reading this -- if you ever have a dispute with a business (or with anyone honestly), always communicate where your conversation can be kept as a record, like email. I think it's interesting that University Edge can respond to me over public forum but have not made any efforts to directly contact me about this, despite having my contact information for over 2 years (as they mention themselves). Some one may say, "Well, perhaps they didn't know how to reach you" -- to that I say, they didn't hesitate to mail a huge bill to my new address a week ago! I will be reaching out to them over email and I'll happily report the outcome! Perhaps, my rating will change 🙂
Stay away. The staff seem friendly and professional enough, but their buildings are disgusting. My entire building was infested with bugs and they would not take proper measures to take care of this issue until I threatened to break my lease. They will absolutely rob you with their move in/move out fees. Despite spending several hours cleaning and spending $165 to clean 300square feet of carpet, they refuse to give me my deposit back. In fact, they charged me again for carpet cleaning fees. Before anyone asks -- several individuals, including the maintenance man, used to praise how well kept my unit was. The carpet cleaning workers apologized for charging me to clean what was already clean carpet. Do not touch this place with a 10-foot pole.

My son lived here for three years. It was an ok experience. He lived in an old building and the age showed but it was fine for a small college apartment.
At one point the building was hit by a car and the apartment below his was boarded up for months. His power bill was severely affected by that. Two bikes were stolen from the bike rack.
The move-out was terrible and undermines any positives he might have experienced while living there. The bill he received for "damages" was robbery. Apparently you must move appliances to clean or you will be charged. He returned keys as instructed but they claim they did not receive them so that is another charge. Paint, paneling, you name it, he was charged some sort of fee. They sent small black and white pictures of the "damages" So, not only did he not get any security deposit back, he he received a hefty bill. Buyer beware.

I lived at University Edge for 2.5 years while working at SIU, and to say the least, University Edge and the office staff are AMAZING! Whenever I would have a maintenance issue, I would put in a request and they would service it within 24-48 hours, or if it was something more major then they would give an accurate timeline of when it would be done! Office staff are wonderful and help answer any questions you may have and they are incredibly thorough with all of their answers. Tawnya and Robin are phenomenal and are always around to help and are so personable. The apartment itself is spacious enough for a student to live in for their first time living alone, which is what I was doing, and it was such a wonderful experience overall. It's affordable, in a quiet neighborhood, and roughly about a 10 minute walk to campus. Residents were quiet and polite and I never had any issues with them. If you're looking for student housing, I cannot recommend University Edge apartments enough!

University Edge Apartments is a good place to live in Carbondale. I have been living threre more than seven years. It is a decent, cheaper, and safer apartment. Staff are friendly and always willing to help promptly, as needed. I recommend this place to anyone, particlulary for students, who wants to move in Southern Illinois.

We've lived in University Edge Housing for close to a year now and I can say the absolute best thing about living here is the maintenance team. They have been so great and very responsive to our requests. Even if we have issues after hours they are very attentive and make sure to show up and help us with problem. University Edge is a great place to live and I am very happy with the experience. Thank you so much to the two maintenance workers that helped us with our AC unit over the weekend

I’ve lived at the property on Hays Ave. “Kings Apartments”. This company is actually great to work with. If you aren’t a high maintenance person and you are looking for a low cost place to live, this place is satisfactory. The maintenance team is great. The appliances are kept up to service. I’ve lived in my unit for almost a year and because life happens I am moving but I will miss this place. It’s decent if you have an open mind. Saluki Dawgs!

For 3 years now, I have been living in a University Edge apartment for one simple reason--it is a wonderful place to live! When I moved to Carbondale from out of state, there were many details to take care of, but settling in at University Edge was a smooth transition. Without exception, the office staff have been kind, helpful, and courteous. The maintenance staff is also top-notch. One afternoon I dropped off a work request at the office, and within 20 minutes of returning to my apartment, the maintenance staff had arrived to work on it. I have never had any reason to complain about my neighbors, and I have always felt safe and secure in my building. The owners of University Edge are kind people, and they genuinely care about their tenants. I highly recommend University Edge as an affordable and comfortable place to live in Carbondale.

These are slumlords. I have never lived in a filthier & more disgusting, cockroach infested apartment. I have never dealt with more stupid staff.
The maintenance guy Jeff is pretty awesome but he's like 85 & has to manage 13 buildings!
Stay away!
All of their apartments are poorly managed & absolutely disgusting. The dumpster from my building was constantly overflowing with rotten putrid garbage. When I had to sign my lease the staff demanded a co-signer but refused to send them a copy of the lease. Isn't that illegal
The apartment staff was consistently unhelpful & stole money any chance they had.
