Just wow!! Stayed there for a weekend and had such an amazing time. We had a two bedroom cabin and it felt so cozy. Everything was super clean and neat. The whole place was well kept. Definitely nice to have a full kitchen which we used.

While the cabin was clean, number one thing on our list, it was pretty small even for just the 2 of us. The bathroom pedestal sink was pressed in between 2 walls with just enough room to turn around, but the rest was fine. The futon in the living room was old, hard and not very comfortable, but was really the only piece of furniture to sit on. The kitchen table was pushed into a corner and had to be pulled out to get at the second chair so could sit down. It was very noisy until about 3AM from the road noise due to the close proximity to the highway. TV was poor, stations changed everyday and list provided with channels was not even close to reality.|On the positive side, had a good location; onsite short walk to the river; excellent service; nice little heater; comfortable bed; nice porch out front.

This was the best night of our 8 night get away. The owners take immaculate care of the beautiful grounds and cabins. Super quaint- area for kids to do bag throw and other games, creek is beautiful with well kept chairs and table. Loved it!

Our cabin was so nice and the location is beautiful. Everything was clean and very well kept up. The staff were all really friendly and helpful. We loved it, would definitely stay here again.

Decent cabins but ours was way too close to the road so traffic noise was considerable. We didn't realize that when we made our reservations. The other thing that gets me is the $35.00 charge PER NIGHT for dogs. We knew about this ahead of time but since they have no daily maid service I don't see why that charge is for every night. We wouldn't stay there again unless we had a cabin in the back of the property and we weren't traveling with our dog.

This place is a real treasure! It had everything we needed for a comfortable stay in the mountains. It’s very close to downtown Pagosa Springs and steps away from the river for fishing. You can check out many things from the office to make your stay even more comfortable, such as a crockpot or games to play. It also has an area for outdoor games and activities. We loved it so much that we made reservations for next year to come back and bring our family.

It's all about the location! The Pagosa Springs, CO area is beautiful. The cabins are located by the river, and we enjoyed spending time at the grass area on their comfy chairs and loungers, watching our husband's fish. I went with my husband, two cousins ond one of their husbands. The sound of the river flowing is awesome and very relaxing.

The check-in staff is unfriendly, cold, and uncaring. Fortunately, you only need to deal with them briefly at check-in. If I had to rate the cabins like I would for a hotel, it would be a 3. They are plain and very basic, but clean. The furnishings and cabins are old. It worked for 3 nights.

I would love to go back to Pagosa Springs, but I would like to find nicer cabins.

Great place to stay on our fall leaf trip … beautiful clean rooms with fireplace right on the river. We’ll definitely be back!
