I purchased a home Few years ago while renting from BP. My Lease clearly stated that if I wanted to break the lease I had to find someone to pick up the lease.

I found 4 potential renters. I gave them walkthroughs by myself and then sent them to BP.

After not hearing from renter after renter I was told by BP that the renters weren’t interested and had changed their minds. I finally called a couple back and found out that BP was actually taking my referrals to different units and then signing them to leases.
Keep in mind that I’d found these renters on my Own without BP’s assistance. Also bare in mind that when I tried to use reputable leasing websites to show pictures of the unit BP told me that I couldn’t use any of the pictures that they used to show that same unit which they rented it to me and threatened to sue me if I didn’t take them down ( actively making my job harder) so had to have my own pictures taken.

seeing how they operate makes me want my own property management company, it appears to be a license to print money.

With association dues at $1,860 for the year, we get minimal services at best; and the service we get I could hire teenagers to complete it with better pride.

Snow removal is a joke, lawn care is atrocious- my lawn just off of the driveway has been patchy for 3 years, and when the contracted company performs the challenging tasks of beautification, they have broken decorative pieces around my home. Not to mention destroying any flower gardens that contained beautiful flowers.

A few years ago I had an issue with the siding above my front door that was causing water from driving rains to seep through and down to my front door, ultimately destroying it. I reached out to a board member at this time, and was told it’s not the associations problem, they wouldn’t fix the siding issue, yet they only cover siding and roofs…..
You can’t set metal scrap to the curb for scrappers, get nasty letters from the association when your dues are late, and honestly, I feel we are paying entirely way too much for this joke of a service. Like I said, must be a great gig raking in a lot of money for garbage service and return. I cannot wait to move out.

If I could I would leave no stars with this company. It’s not a rental management. They are a bunch of slumlords . They took a 1700.00 deposit from my daughter to rent her a property in Poplar Grove. She lived there for two years. The first 6 months she lived without a working washing machine. Called, left message after message then finally called back my daughter was told that she had to check with the owner if she could get a new washer to her. Few more weeks went by nothing. Then she gets a washer delivered that was used, filthy dirty. Maybe big enough to fit 4 pairs of jeans in to wash. JOKE!!!. Had a disposal that was never fixed until the last month when her boyfriend who is a plumber on the side fixed it. Her air went out on the hottest days . Took Four days for Carol to send someone out who wanted to come over at 11 at NIGHT!!! WHA WHAT Again her boyfriend had to switch it off and kickstart the unit to get it going .Her deck was litterly falling apart . They replaced a few boards. There was a boxed-elder infestation during the fall both years. They were crawling through the sliding glass doors and entering into the house. Thousands of them and was told by Carol they it was my daughters responsibility to get an exterminator. WHAT!!! When she moved out we scrubbed and cleaned the unit spotless and she didn’t get a dime back for her security deposit back because she didn’t hire a professional cleaning service . They claimed there was 12 light bulbs burnt out and charged her 300.00 off the security deposit. Last I counted there was one bulb burnt out and I LEFT THEM BULBS if they were going to replace it. SERIOUSLY!!!! Charged her 300.00 for not cleaning the ceiling fans which was very false because my husband and I and also my daughter cleaned and dusted them off . 300.00 folks !! A new one costs 80 bucks . Well all in all she didn’t get a dime back from her 1700.00 deposit for very very over charges of things they say they had to repair and replace . I took pictures and made a walk through video when we were done cleaning and scrubbing the place down . NOTHING WAS DAMAGED and we let it clean!!! I repeat DO NOT GO THROUGH THIS RENTAL COMPANY.. THEY ARE CROOKS AND SLUMLORDS. All I can say is I’m so happy my daughter is not dealing with these people and crooks any longer . What comes around will go around . That’s all I’ve got to say!

Do not expect to get your deposit back. Our deposit was $1,900 plus we cleaned the carpets professionally for $185. We were informed we were not getting anything back. My husband tried working this out because we believe they kept too much of our money he emailed them on Wednesday and now 6 days later we haven't heard back from them. All about money once they receive it they ignore you and don't try to work with you and be fair about it. Rented from them for 3 and a half years our rent payment was never late but they do not care it's all about taking advantage of hard working people. So disappointed and taken advantage off they claimed that they need to re-carpet the whole condo hence they're keeping the deposit. Well you welcome we just bought your carpet for you but yet when we moved in the carpet was already beat up and not stretched. It is a shame that we were treated so unfairly and without any respect. $1,900 PLUS $185 that they got to keep.

We were shown three properties by Jeff and Carol. The thrift one was the charm! From the minute we met them, Jeff and Carol were respectful and helpful. We applied for the home and within 24 hours were approved. We signed the lease the next day and with our security deposit and first month rent, we were allowed to move in a day early.
Six months later, we have never been happier. We have any concerns addressed immediately. Of course, we are good tenants, pay on time, and take care of the home and property we are entrusted with. If we decide not to buy this home, we know we would receive all.of our security back because we leave things better than we find them.
The management company follows the direction of the property owners and landlords. I imagine if you take care of someone else's property when you live in it, you will be taken care of in return.

If you deal with BP management, make sure you keep all your documents and Signiture pages. They changed policies Midway through our lease (without proper notice) and tried charging us more at move out. They took the signature page from the original policy document and put it on a new one without my consent. Hense, keep all original documents with original signatures.

Had other issues that took forever or never were resolved. Carol, with BP management, can be very difficult to deal with. Her husband Jeff was great to work with. He was very understanding and very respectful. I would not recommend renting from them.

They run this community like a dictatorship. Association fees more than doubled. Do not hire them, you will be sorry.

Do NOT rent from BP management. Our air conditioner has been leaking water since day one. Month after month we complained . They sent a repair man out , he told us the hose was bad! 3 weeks go by and not a peep!!! We called and always got the run around. So many of our things in the garage had to be thrown out because the water from the conditioned unit leaked so badly that it goes from one end of the garage to the other for months on end!! Mind you we couldn't even turn the air off becUee we can't open windows for fresh air !! They have yet to replace our screens that were damaged or missing when we moved in! It's funny because we would call and leave messages for carol constantly, yet once the 5th rolled around we'd hear from her!!! Oh and can't forget the disgusting, unhabitable carpeting! We were told they were going to be ripping it up and they said they wanted us to pick out hardwood! Never happened!! Now out of nowhere they send us a letter stating they will not be renewing our lease in November and we've only been here one year!! This is so sad because we finally have our children in their schools they need to be in! They don't even realize what they've done! We can't find anything to move into nearby. At the same time we've been looking for months because we hate this nasty house!! Foundation is so bad that we get mosquitos in the bathroom due to cracks in the foundation. Horrible experience and they need to not be in business. I have never ever had a landlord completely disregard repairs. Big repairs, unhealthy living conditions! We don't even use the garage!! We have a mold guy coming out because you can't have water leaking for over 3 months and not expect mold. Thank goodness my husband and I have documented everything, every call, pictures timestamped of anything wrong, keep the deposit you heartless people! They should be ashamed of themselves how they treat people. Get out of belvidere, go do your business elsewhere bp management!!!
One more thing, the toilets were god awful when we moved in. Oh my gosh!! And they want us to shampoo these carpets. Unreal!!! It's almost a joke to me. I'm shocked! The place was filthy when we moved in, the blinds were broke , carol said she has extra vertical at her house and she never gave them to us! Missing screens promised to be fixed, we have not ONCE had fresh air in here! Not oncE! Can't wait for the next tenant to move in, I'll be sure they find this review!!
