We stayed in the lodge. It was def "rustic" buy a very good price for the place which has 3 bedrooms, kitchen, large living room, and bathroom. There's wifi, TV, a balcony with swings and a view of the river. Also a grill and fire pit area. If you walk across the road there is the swim beach perfect for a hot day.

My husband had back surgery, so we usually go in our camper, but I can’t hook up the sway bars, with that being said maybe my expectations were too high. I called Riverview and spoke directly to the owner to ensure certain my expectations were met. First off, I ask if it was directly on the river, we wanted to be able to walk down and sit by it. It’s across a main road, with no walking access. She was a very polite, friendly person. The room was either professionally staged, or she’s quite good , It looked as the pictures. All the knickknacks were a bit much. She really needs to invest in some swifter products for her maid service. It was terribly dusty, knickknacks being everywhere, floors I do not believe are dusted or mopped. I wouldn’t walk barefoot. It had a horrible odor, believe perhaps at one point it was flooded. I carry sanitizing spray, used my entire bottle, opened the only two windows, opening the balcony left me chasing flys. The microwave looked as if it’d never been cleaned. My service dog eats homemade food that he refuses if cold. Spending time to clean it, I personally wouldn’t heat my food in it, after I spent 30 minutes cleaning. The driveway is extremely steep. There’s so many other properties around directly on the water, and I ask IF it was. If you don’t mind dusty knickknacks everywhere, dirty floors, squeaking uncomfortable beds, having to drive to the river, and someone’s toenails all in the living room rug, and dirty microwave, moldy smell. You’ll probably be fine. She did give me 20% off due to weekday, being spring. They are very nice ppl, but really need a new maid, replace the carpet in bedroom’s, remove some of the knickknacks, run bleach through the jacuzzi jets. Having to strip the bed, and remove all trash, all the maid had to do was make the bed, replace towels. Certain I left it cleaner, and better smelling when I left. No, I will not stay again, nor would I recommend. A nice gentleman who ran a antique store said Riverside was much nicer, and clean, directly on River. Also It’s three levels. We were the only guest, so during a busy summer it’s probably not quite. Certain she keeps it booked during the summer river trips, so I don’t believe I will cost her any loss of business. But just wanted to warn others, find another place to stay! Namaste.

We just had our fairytale wedding at Riverview Falls this weekend! The venue is breathtaking and Amanda was the absolute best, making sure everything was perfect and that my vision for the wedding was completed the way I wanted. I could not be happier with the experience. I highly recommend this venue for any event! I will be coming back again and again for years to come!

We paid a lot of money for our daughter to get married here, unfortunately it was a disaster. We arrived to dirty smelly rooms and trash laying around.

We were told that tent over the reception area would be up and the tables and chairs would be set up. The tent was up but nothing else was set up, so we gathered the tables and chairs, which were stored in the garage. When we opened the garage door we found that the garage was flooded and damp. The Groom and the other men unpacked the garage to get to the chairs, then they had to clean the chairs off. Everyone, including the bride and groom worked so hard to set everything up. When the property owner showed up she discovered that the tent was not properly set up (by her teenage sons). All the tables, chairs, catering equipment, and decorations had to be moved, so she could fix the tent. After the tent was fixed everyone worked hard to get the tables, chairs and other decorations put back in place.

Through out the day naturally people needed to use the bathrooms and we had to use a plunger in every single bathroom. The Chateau bathroom toilet overflowed and the dirty water leaked all over my bed downstairs. The owner cleaned it up but water was still leaking through out the day.

My elderly mother's room was damp and smelled. The front window of her room had black mold across the window seal. Her toilet never flushed properly, she had to walk up and down steep stairs every time she needed the restroom.

When we expressed our displeasure to the owner she responded with a rude attitude, like we had done something wrong. The owner was rarely at the property, she had her teenaged boys there instead.

In my opinion the only thing nice about this place was the view, everything else was a complete disappointment.

Beautiful location overlooking the Spring River! A person could definitely get used to listening to the river from the balcony of their room. The river is within walking distance and made for a fun day in the sun with my family.
The rentals are 2 buildings. One is the Lodge, and it is all by itself. The Manior, Chateau, and River Suite, which all have their own private entrance, are in a separate 3 story. The River Suite is on the bottom level, The Manior is in the second, and The Chateau is on the top. We booked The Manior, and upon arrival, I was worried that I would hear the guest above us, but I didn't hear them at all! They are very well built, and the air conditioning kept up with the Arkansas heat perfectly.
Amanda was great, and we are looking forward to coming back for another relaxing stay soon!

Decided last minute to treat a few friends to a float trip on the Spring River. Planned the trip a week in advance. We called every single place in the area to find a place to stay for the weekend.
No one had any openings. The next day, Amanda texted us and said that the lodge was going to be available but that was it. The trip consisted of 3 couples, so it was the perfect size. Everything was wonderful with our accommodations. The last night of our stay, one person in our party had a few too many on our float and stumbled walking up the driveway to the front door and broke her ankle bone in two places and had to have surgery, but that was her fault completely. We may have to stay there again sometime just to take her to revisit the place where she fought gravity and gravity won. Lol

We hosted our wedding here and it was an absolutely amazing experience! Amanda and her staff were great and very accommodating! I didn’t have to worry about a thing! They had just about everything you could need on site and even helped us pack things up the next morning. I would definitely recommend!!
