shooting outside of our rental the first night of our stay, bullets landing feet away from our friends 1 year old daughters bedroom. Felt very unsafe after (it was a gated community) spent the rest of the night with cops knocking on our door looking for info, helicopters surrounding area, 10 cop cars outside all looking for the shooter. Emailed company right away telling them the situation and how unsafe we felt having 5 children there, wouldn’t switch rentals or refund us so we could move elsewhere. Had damage, and blood on our cars. Blood over sidewalk, bad way to start a vacation, traumatizing for the group of children all under 6. Wouldn’t rent from them again. Then they email and ask for $14 to replace a sheet with a mark on it when they wouldn’t even refund us so we could leave . -5 stars not cool picture is some evidence cards and the grass where the bullets were found and the window of the bedroom she was sleeping in, so scary.

We recently rented a house through IHM and they were great to deal with, had great communication and quick to respond to all my questions. In the house we rented the BBQ that was available on the property was not in working condition and when I notified them of this they were very quick to replace the unit so we had one for our stay. Highly recommend and will look to rent through them again.

There are several others who rent in the same communities as IHM and offer 5 star service for the same price.

I started using this company in 2012. The management has completely changed for the WORSE!

Booked 9 nights/ 10 days May 9-May 19th. From the day we checked in we have had to call & email at least 3-4 times a day with issues still not being resolved.

Ice despenser does not work and was never fixed, pool screens were completely out which allowed for bugs to invade the pool area, hot tub drained the 1st 4 days every time the jets were turned on, when finally “fixed” hot tub was 114 degrees…temperature was adjusted but was cold. We did pay $140 to have the pool and hot tub heated but it was never at a level of comfort for use, TV’s in rooms were not set up to watch, they came to replace them but took consoles & remotes from other rooms, leaving them without TV, sheets in master bedroom and pillow had to be changed the first night because of stains.

My husband and son in law had to duck tape the screens…shown in pic until Day 7- someone decided to show up and fix them after we sent videos of us trying to fix ourselves.

To date we are still awaiting a response from the management team and they have continued to ignore us.

This company needs to be SHUT DOWN!

Our host was Amazing!!! They were very responsive and ready to help.
The house was extremely spacious and accommodating. Everyone seemed to enjoy it.

We spend a whole week there. Place is new and very clean has a good layout for a family vacation. Also it’s very laidback and quite tranquil. The house has a heated pool which our daughter enjoyed so much. Service is also very good as the contact person responds immediately and addressed all questions. Location is very good for the parks. We went to Universal. Easy no traffic pleasant 25min drive. We strongly recommend this . Thank you for your hospitality .

Rented 5 nights at 9174 Sommerset Hills Dr. Davenport, FL. Be aware of offshore management pretending they are in local office to take care of any issues you may have with your stay. Backed by Marriott Bonvoy? Wow, thought they would keep their property mgmnt team in check. IHM sent me email prior to arrival to take advantage of Early Check-in, Late Check-out, or heated pool and hot tub. I chose a heated hot tub and pool.

Upon arrival, the water was cold. It got down to the 40's night before. They claimed a technician came out to check out issue, and came back an error code that was needed to be fixed by outsource company. I immediately became suspicious and thought, they tell everyone same thing until they leave, then do it to next guests.

As a platinum member of Marriott, I can't stand behind IHM or any Marriott Homes & Villas properties. I found that Marriott Hotels and Marriott Homes & Villas are not the same. After numerous calls and emails, I did receive a $70 credit to my account for inconvenience of pool heat not working. It's not about $70, don't care, I care about booking with a property that advertises "Hot Tub and Pool", and getting just that. This was not the case. I have a family of 6, plus 3 other in-laws staying at this 6 bedroom property, and was hoping to be able to use our private amenities. Didn't have the chance.

I rented from this company 2 times for my birthday. Both awful experiences.
I decided to give them anither try, but this last time was the icing on the cake for me. Save your money, this company doesnt provide the services they advertise

Ill start with the positives. They were very responsive to my constant calls, but staff offered no solutions. The first time I rented we had problems with the AC, no fridge, and no internet the first day. I gave them another chance and last month when I tried them again it was like deja vu. We noticed the fridge right off the bat didnt work. Im convinced you dont get a fridge when you rent these houses. The AC was clogged and so they had someone come and fix it, but it still didnt work and the first night I had to empty the drainline myself and pump the excess water at 3am… Super fun. The fridge actually never worked throughout our entire stay and we had maintenance come multiple days and never fix it. Great for the hundreds of dollars of perishable groceries we bought, which they did end of refunding which was nice. Other than that, the house was falling apart and it couldnt have been more than 2 months old. Cabinet doors fell off, couch legs broke, the sprinkler system out back exploded and was just spraying water all over the patio 😂. They give you the bare minimum for accomodating 14 people. We had to make do with the 1 pan for all our cooking, and 1 paper towell roll. Wish they would have let us know. I also found it odd that there was no oven mitt, soo you know basically its near impossible to cook. They dont even have salt and pepper. Personally I think the way management handled the no fridge and AC situation is terrible and I told them that. They basically said they dont care and they dont think having a fridge is a prioritized amenity worthy of complaints, even though they listed a working fridge in their listing.They proceeded to tell me that my experience is abnormal and all units have working fridges, but I have only used this company twice, and both times had the same exact issues.

Do yourself a favor save yourself the headaches and dont rent from this company. It was a disaster…. Again

Beautiful place. Close to restaurants, shopping, pools. 30 minutes to Disney Springs, City Walk, and Sea World. Highly recommend. Lots of beds. Pet friendly.
